Prices are up, buyers are out and inventory is absorbed as quickly as homes are coming on.
Focusing on sellers I have a new listing that went live today. It has been a long term project since last spring. The owners have lived in the home for over 35 years. They worked hard preparing their home for sale. Years of memories, going through a life time of collecting cherished passions. This is a .65 acre property that’s highest and best use its too build several homes on it.. We have gone to several County Pre-application meetings, hired a land use consultant/engineer to ensure a short platt is possible. A variance is possible to get 2 duplexes on two generous sized lots. He advised the sellers to get a Preliminary Platt approval which is quite costly. We did plan on that until health issues came up and the timeline changed. There were slopes to consider and in the midst of this process, the neighbors have reached out. Now the possibility is 1.91 continuous acres and this week another 1.5 acres. So finally the cumulation of this work is coming to fruition.
