The market is really heating up! Sellers are getting multiple offers (some up to 40 offers) for homes that are priced well and presented beautifully. How are they doing it?
The market is to the minute, we cannot compare back more than 30 days. Inventory is super low (again) and brokers look at their competition as a leading indicator on price. In the past 3 weeks or so, listings are getting sold in 5-7 days. While some sellers are on for 90+ days, why?
It is about bringing buyers in. Updating a home as needed, painting, new quartz counters, lighting, floors whatever you can do to improve it to a modern fresh look most buyers want. I recently experienced remodeling a listing coming on next week. A very similar floor plan in the same building sold recently at $675. This week the exact floor plan came on at $850. It is incredibly overpriced as it is now sitting. This just looses the seller money. It truly is in a sellers best interest to go a bit lower than the comps, outshine them all and you will receive multiple offers way over the list price.
