Finally we are beginning to see more homes on the market. Honestly, it has been tough with so many clients wanting to buy and the homes that are sitting on the market are either overpriced or not presented as they should be.
Recently I made an offer for a client and we went pending inspection. The home was beautiful, priced over $1M, sat on 1 acre and easily fit my clients needs. At inspection we found all the hidden defects. The well had a failed water filtration system, (sediment was in the water!) all radiant floors throughout the home did not heat, the furnace had not been serviced in 12 yrs. One toilet didn't work, there was a lot of water in the crawl space (in this hot weather) and with 22 pages of defects, it was one of the worst inspections I have seen. We terminated our offer and the seller did not update his Form 17. The agent had read the inspection report and had told the seller, thus had disclosure. Nothing on the disclosure was changed. Please be careful and aware of the homes that are sitting on the market. Become an investigator, get documents upfront on maintenance, and question everything. In most cases they are simply overpriced.

An experienced agent is worth their weight in gold. Listings should be priced right, inspected and have all defects fixed upfront, staged and presented to sell. The good ones are flying off the page with multiple offers! Prices are lower and it is a really good opportunity to buy!
