This is from Keller Williams corporate and is the same for every broker and every company in our state. The NWMLS is one of the only independently owned MLS’s in the country, not owned by the NAR. WA state law began on Jan 1, 2024 that all buyers agent must enter a buyers agency agreement before providing services to a buyer. This means opening doors, sending them listings or answering questions. If brokers do not have a buyer’s agreement, they are at risk for a NWMLS violation and disciplinary fee. In no way can we as brokers set the commission, that is called price fixing and is illegal. All we can do is tell a buyer or seller our fee. This has been negotiable since I have been an agent for the last 32 years.
