We have all been watching rates go up and listening to the news and bond market to see if rates will be falling anytime soon.
Right now, from the lenders and forecasters I listen to, the answer is they will most likely go up again and then begin to lower in Q2 next year.
There are many options to be able to offset that higher rate. I have successfully had sellers credit closing costs so less money to the table. Sellers can credit back to buy down points. The standing inventory that is on the market for more than 3 weeks or more, buyers will likely be able to get the purchase price down. Take advantage of the standing inventory and working with the seller to get them sold.
We are seeing many multiple offer situations on homes that are beautifully presented and priced competitively.
