We are hearing on the news of the tight inventory in our market. Seller’s fear there are not buyers out looking due to interest rates. The fact is, homes that are priced right, had all inspection items corrected, staged & photographed beautifully are accepting multiple offers!
I recently had a couple out looking up to $1.4M. We searched from Kirkland, Redmond, Woodinville. After 10-12 showings, we found a great home in a well established ‘manicured’ neighborhood. List price was $1.2M, it was built in 1987 and was in original condition with no updates. 4 big bedrooms, an open kitchen and the backyard was an oasis. By far the best condition of any home we saw. We were first offer in, we wrote at full price and put an expiration of 6 hrs later. Then in comes 2 more offers, they have waived everything and went up to $1.3M. Decision time and my buyers went to $1.335, waived finance and appraisal (they were totally solid) and we won. $1,335,000 over asking. They are thrilled and will update the home as they go.
Seller’s, we are screaming for more inventory. If you think prices are not what they were a year ago, guess again! We are seeing elevated offers across the board. The key is to price a bit below the market, have your home ‘perfect’ as can be, stage it, have amazing photos and you will get multiple offers. A strong agent on pricing and the details is key. I would say over 70% of the current listings on market over 30 days are over-priced.
